Grass Cutting-To occur Weekly if required for the months of May and June and Bi-Weekly for the months of July to October. If the property is a remote situation, a large lot, or if the initial cut is impacted by property neglect, an estimate will be submitted to the Client.
Snow Removal-To be removed after each snow fall over 2 inches. This includes a path to the door and snow clearing of the landing.
Winterization-We will winterize the plumbing which includes shutting off the main water draining the water system and adding glycol. Additional glycol extra.
Securement-Applicable to all vacant properties. Newstar will change all locks, secure all entries -
examples: doors, windows, root cellar doors, basement, garage entrances, provide securing photos, securing report, post all notices, reroute utility bills, provide cleaning and repair estimates. Drive By-The Supplier will conduct bi-weekly drive bys at the Client's request. These will be conducted at various times of the day.
Spring and Fall Clean up-Newstar will provide a written detailed estimate for properties requiring a spring or fall clean up.
Repairs-Applicable to all Secured properties and the client is in legal possession, where applicable. The Supplier will provide repair recommendations on all health and safety issues, heating/air conditioning, plumbing, electrical and broken windows as well as marketing enhancement items.
Attending the Property-Newstar will attend any given property if required for such services as meet a utility company representative, meet a contractor, an appraiser, a real-estate agent, the mortgagor(s)
for removal of contents, for a service call, such as attending to turn on the water etc.
Scrub and Shine-Applicable to all secured properties and the Client is in legal possession, where applicable. Newstar will wash floors, wipe cupboards, clean bathrooms, clean kitchen, vacuum and dust.
Routine Inspection-Applicable to all secured properties. The Supplier will inspect vacant properties which include a thorough review of all doors, windows, interior rooms and exterior structures such as gates and
pool area; ensuring property is secure and if any changes or damage has occurred, they will be reported immediately to the client. Newstar will also report any interruption of utility services, which includes heating and power. If hot water heated the Supplier may request the system to be inspected every 72 hours for the winter months (the client will approve the 72 hour inspection service). If an oil tank exists the Supplier will ensure levels are full and regular delivery is set up.
Key Delivery-In the event that the Client requests key delivery by courier, the Supplier shall complete the
request.
Personal Belongings-Arrange and coordinate the removal of contents with mortgagor(s) / tenant(s). Pack and Store contents if contact with mortgagor(s) / tenant(s) was unsuccessful. Attend with the Pack and Store company during the Pack and Store.
Extra Mileage-A charge for KMs would apply after a 50 KM range, one way for remote/rural properties.
